6740 GERMANTOWN AVENUE | ZONING INFORMATION
Philly Office Retail proposes to construct a 3-story, mixed-use building on the existing unused parking lot at 6740 Germantown Avenue in Mt. Airy. This proposed project will add 10 residential condos for sale/rent, 1 ground-floor commercial space for sale/rent and 7 off-street parking spaces in the rear.
The current CA-1 (Auto Oriented Commercial) zoning designation does not allow this project to be built by right, because multi-family housing is not allowed in CA-1 and the proposed lot coverage exceeds the maximum allowable coverage of the site. As a result, two zoning variances are needed to move this project forward.
