Project Description
Tulpehocken Development Associates plans to construct 10 row-house style units with a total of 16 off street parking spaces.
The 8 larger units will be 2 story semi-detached homes with a full basement and attic space. The 2 smaller units will each be 3 stories and feature garages.
The proposed development includes driveway access off Baynton Street, yards for each unit, tree plantings, grass pavers and an enclosed dumpster for trash. The development will be a Planned Unit Development (PUD) and will be sold at market rate.
Summary of Refusals
The current RSA-3 (Residential Single Family) zoning designation does not allow this project to be built by right, as multiple buildings and multiple units are not allowed in RSA-3. While the proposed development includes more than the required 10 standard parking spaces per unit, the code requires 1 accessible parking space, which is not included in the plan. Additionally, the proposed rear yard set back is less than the 20 foot code minimum. As a result, the project requires four variances to move forward.
